Where exactly is Hougang Central Residences?
It sits on the mixed-use site between Hougang Central and Hougang Avenue 10 — directly above Hougang MRT station (NE14), integrated with the new bus interchange, a town plaza and the mall. "Hougang Central Residences" is a working name in market use; the developer's official name will be confirmed at launch.
What is the tenure?
99-year leasehold, under the Government Land Sales (GLS) programme. The site was awarded on 14 January 2026.
How many units are there, and what is the mix?
Approximately 835 residences, ranging from 1+Study to 5-Bedroom layouts. The final unit mix is subject to approval and will be confirmed in the official e-brochure.
Who is the developer?
The residential component is a joint venture of CapitaLand Development (50%), UOL Group (30%), Singapore Land Group (10%) and Kheng Leong Company (10%), per the Singapore Land Group announcement in January 2026. The mall is developed and fully owned by CapitaLand Integrated Commercial Trust. The legal JV entities are Horizon Residential Pte. Ltd. and Horizon Commercial Trustee Pte. Ltd.
When is the launch, showflat preview and TOP?
Dates have not been announced by the developer. Registered buyers receive first notice of the showflat preview, the VVIP booking process and the price list. The TOP (completion) date will be confirmed by the developer closer to launch.
Will Hougang MRT really become an interchange?
Yes. Hougang is one of the interchange stations on Cross Island Line (CRL) Phase 1, which LTA targets for completion in 2030. Rail timelines can shift, but the line is under construction today.
Is the mall confirmed?
Yes. CapitaLand Integrated Commercial Trust will develop and fully own roughly 300,000 sq ft of net lettable retail space — announced by the consortium as the largest mall in Hougang on completion.
What will prices be?

How does the school home-distance rule work?
MOE measures home-to-school distance as the shortest distance from any point on the school's boundary to your home's building outline, using SLA's OneMap School Query. Distances can change year to year, and a 30-month stay at the address applies if your child gains priority through distance — so always verify in the actual registration year.
Can foreigners or PRs buy?
Yes — this is a private condominium, open to all buyer profiles. Additional Buyer's Stamp Duty (ABSD) applies depending on your residency status and property count, at prevailing IRAS rates. Send Rayson your profile for an exact stamp-duty computation.
